Lymington Mansions – Light Well Repairs, Painting, Timber Window Joinery, Netting Replacement
Lymington Mansions in London asked us to complete a rope access inspection of 2 light wells. Once all the areas had been identified we completed the works, taking before and after photographic evidence of each job and provided a full comprehensive report on completion. The works included the removal of defective bird proof netting to accommodate the works. We formed a temporary access scaffold across the light-well with 4 x 6M unit beams to assist abseiling. Once the condition of the windows was established the extent of repairs needed to the windows was reported to the client and approvals put in place. A number of timber repairs as agreed were carried out to various windows prior to the application of paint. These varied from scraping and filling to scarfing out defective areas of rotten timber.
In general, all windows were filled, sanded and all flaking paint removed to prepare for a new paint finish. All windows and sills were finished with paint as provided by the client. Masonry was painted with emulsion as provided by the client. The walkway, balustrading, fire escape doors and flat roof was also re-finished in materials to match stairwell 2. Repairs were undertaken to the stone sills prior to painting. Where required and once agreed we completed repairs to the rainwater goods including down pipes and hopper heads.

The existing netting was removed and a temporary scaffold was installed to assist with abseiling and rope access to complete all works in any hard to reach areas.

Timber Windows Repaired & Prepared For Painting
In cases of more extreme rot, the sills were cut away and a new section installed and filled ready for painting. We completed all our high rise bespoke joinery using our specialised rope access techniques.
Painting Light Wells & Windows
All windows and sills were finished with paint as provided by the client. Masonry was painted with emulsion and the walkway, balustrading, fire escape doors and flat roof was also re-finished in materials to match the stairwell.
Cleaning Roof After Completed Works
On any project we undertake, we ensure that after all works are complete the area is clean and tidy. In most cases the roof of any building has not been used for considerable time, therefore they need to be cleaned and inspected for any issues which may cause problems in the future.
